Westcreek Business Campus is located on the SE corner of Chestermere Blvd & Rainbow Road. This was a site that was thought to not be developable as utilities ran through the lands. We asked for this site to be investigated as to the developability of the site. It was determined by our engineers that the site was developable and the utilities would run through the parking lot with the buildings being built on the perimeter, as seen below. This is a huge win for Chestermere, financially.
Financial benefits to residents - The project would bring approx. $20M of revenue to residents and $750,000 tax annuity every year. The City can sell each of the six building sites allowing approx. 250,000 sqft of buildable space. The value of each site would range based on density allowed on each site. From $6,000,000 to $1,500,000 per site. Allowing the City to sell the sites for approx. $20,000,000 profit. Plus the City would gain the New Commercial tax base of approx. $100,000,000 creating an annual tax annuity of approx. $750,000 per year.
This is a huge win for residents. Realizing approx. $20,000,000 in revenue to spend anywhere residents want and approx. $750,000 of revenue every year into the future. This is how we all benefit from commercial development and supplement our tax base so we do not have to raise residential taxes. Chestermere Government needs to be smarter and plan properly.
