Little Italy, is a unique forgotten site in Chestermere, located along the canal. With triangle site at its entrance, giving way for an iconic Triangular building opportunity. with a gorgeous area behind it, along the canal, allowing for the creation of a small village concept, Little Italy. With small pedestrian bridges and small boat rental. Phase one of the area is approx 7 acres, along the water canal. Phase 2 is approx. 2 acres across the canal, with a third phase of approx. 10 acres.

Concept Plans are being developed. The site would allow for 4 Red brick buildings with parking in front of shops, with wide sidewalks. As a feature the idea of a circular Tower of Pisa, restaurant building, with park area around it and then surrounded by parking. The idea of the theme would allow for similar themed boats to be used along the canal to the lake, for rentals and tours and back. 

Financial Benefits to residents - Phase one would bring approx. $19M of revenue to residents and $1.3M tax annuity every year. Phase one of the development would allow approx. 250,000 sqft of commercial and 275,000 sqft of residential. Allowing the city to sell the lands for approx. $19,000,000 revenue and receive an annuity of approx. commercial taxes of  $750,000 and residential taxes of $550,000. Combined $1,300,000 every year in new taxes and allowing for new restaurants, entertainment, coffee shops and business offices. Improving the culture of Chestermere. Phase 2 and 3 would be equally profitable and build a strong foundation for taxes for residents benefit.
