Located at John Peake Park, the Entertainment district would be a vibrant spot of activity, shopping, restaurants, pubs, coffee shops and live music. Combined with residential above the retail. Encouraging strong economic activity for the businesses and activity for the parks. In concert with this activity centre is a boardwalk along the shoreline, allowing for a new main beach 3 times the size of the current beach, with two water front areas for restaurants and shops.
Financial Benefits to residents - The project would bring approx. $25M of revenue to residents for sale of City lands and $1.1M tax annuity every year. With a taxable value of $40,000,000 for commercial and $220,000,000 of residential, allowing $800,000 of residential taxes every year and $300,000 of commercial taxes every year. With a combined total of $1,100,000 of new annual tax revenue for residents.
Recreation Benefit to residents would be substantial and at no cost to residents. Allowing a new ambiance resort feel with new beaches, boardwalk, shopping and beach front restaurants.
North Beach is approx. .75km long, located at the north end of the lake. The plan is to irrigate all the grass and cut the grass the same as existing parks. Plant large trees to make the area similar to Bowness Park along the river in Calgary. Additionally, smooth and extend the shoreline to allow water access along the entire shore for access to swimming, paddle boards, and general residents access to enjoy the lake.
